Inventories are of great benefit for landlords, many landlords believe that if a property is brand new or newly refurbished then an inventory is not required although tenants can still cause damage to the property by damaging carpets, redecorating, putting nails, screws etc into walls and leaving the property dirty without an inventory there is no come back. With an inventory carried out by an independent inventory clerk and having this signed on the day the tenant moves in, the tenant has agreed the condition at the start of the tenancy and the tenant is not able to say “it was like that when I moved in to the property”. The protection of your property is I am sure important to you. We are not like letting agents you are able to pick up our service when you require it, if you require a routine visit, check-out, or check-in carried out because you are away, or busy at that time, then we are able to do this. If an independent inventory clerk carries out the inventory we have found it is less likely the tenant complains when dilapidations are found, obviously fair wear and tear is taken into consideration, as it is not reasonable for the property to be in exactly the same condition as when the tenant moved in, as everything has a life.

Snagging Reports

We are also able to carry out snagging for new properties prior to completion, this is a two step process, we will carry out a full and comprehensive report, which will provide an itemised list of any works required prior to completion, this will be given to both the builder/developer and you, the builder/developer will then have the opportunity to rectify all faults and defects prior to our return 10 days later. We will then return, check the work and changes that have been made, note what plans the developer has made for resolving any outstanding issues and submit the report to you before handover. However, if you do not have the luxury of this lead time and your deadline for completion is fast approaching, we can be flexible and adapt the process to suit your needs.
